恒大債務危機如何收場? 對香港樓市的升市會造成什麼影響?

市場繼續關注內地恒大集團陷入的財務困難。 投資者關注恒大能否為美元債券支付利息，不安情緒影響全球股市，但恒大債券在香港主要出售予機構或專業投資者，及因為恒大持有的是土地專案，而雷曼當年持有的是金融資產，因此認為情況與雷曼事件不同，不太可能導致類似雷曼兄弟倒閉帶來的後果。
有消息稱中央可能會將恒大分拆為三個獨立個體，並由國企入主重組債務。目標是先保障買入恒大樓盤及理財產品的人，但預料公司股東及境外債券持有人將蒙受較大損失。中央可能會參考海航重組債務的做法，派員進駐取代現有管理層，之後重整架構，並出售資產套現。目前沒有跡象表明當局會為恒大債券兌付提供了任何形式的財務支持。
至於對銀行業的風險，各大行稱，房地產相關貸款佔銀行業總貸款業務比例約41%，當中大部分為按揭，貸款比例較低且有抵押品，風險在可控範圍。而恒大貸款方面，其未償還貸款總額相比銀行業總貸款額達30萬億元人民幣的規模。即使變成壞賬亦不會對銀行業造成系統性風險，因此恒大倒閉的潛在風險和雷曼事件不足以相提並論。
對香港樓市的影響
香港樓市長年的升市或到插水時刻。上周傳出中央政府要求香港地產發展商協助紓解樓荒後，本地政商界反應激烈，繼股市大挫千點後，各界紛紛拋出增建廣廈的建議，在這情況下本港二手樓市已開始見跌勢，近日多區齊現劈價盤，減價50萬至80萬元急想離場的大有人在，甚至資深物業投資者亦萌生退場之意。.加上內地的著名發展商恒大出現債務危機，其他業內機構亦恐跟隨，樓市大有機會回落。
